What to Expect During a Crawl Space Encapsulation: Step by Step

If you've never had crawl space work done before, scheduling an encapsulation can feel like a leap of faith. Here's exactly what a typical project looks like from the homeowner's perspective.

1. The on-site inspection

A technician inspects the crawl space, measures it, photographs problem areas, takes moisture and humidity readings, and writes up findings. You should leave that visit with a clear picture of what's actually under your home.

2. The written estimate

You receive a written, itemized estimate. Look for the specific liner thickness, vent treatment, dehumidifier model, drainage approach, and any repair line items. If something is vague, ask.

3. Scheduling and prep

Once you approve the estimate, you'll be scheduled. The crew typically protects the area around the crawl space entrance and lays down drop cloths in the home if needed.

4. Cleanout and removal

Old vapor barrier, fiberglass insulation, debris, and anything that doesn't belong (loose lumber, abandoned ductwork, rodent waste) is removed and hauled off.

5. Repairs and prep

Any rotted wood is replaced. Vents are sealed. Wall insulation is installed if appropriate. The dirt floor is graded so the new liner sits flat.

6. Vapor barrier installation

The new liner is rolled out, cut to fit around piers and obstructions, mechanically fastened to the foundation walls, and the seams are taped or sealed.

7. Dehumidifier installation

The unit is set on supports, leveled, plumbed to a drain, and wired to power. A humidistat is placed where it can read the crawl space accurately.

8. Walkthrough

Before the crew leaves, you should get photos of the finished crawl space and a quick explanation of how to read the humidistat and what to expect from the dehumidifier.
