6-Mil vs. 12-Mil vs. 20-Mil Vapor Barriers: What Nashville Homes Need

What 'mil' means
A 'mil' is one thousandth of an inch. So 6-mil plastic is 0.006 inches thick — about the thickness of a heavy trash bag. 20-mil reinforced liner is more than three times thicker and built with embedded polyester scrim for tear resistance.
6-mil: the builder-grade option
6-mil polyethylene is what most homes are built with. It's cheap, easy to install, and tears almost immediately if anyone has to crawl on it for HVAC service. It's fine as a temporary cover, but it's not a serious encapsulation material in a climate like Nashville's.
12-mil reinforced: the practical middle ground
A 12-mil reinforced liner with a polyester scrim is significantly tougher than builder-grade. For homes with clean, dry crawl spaces and only occasional foot traffic, 12-mil can be a sensible balance of durability and price.
20-mil reinforced: the long-haul standard

Light-colored liners (white, light gray) reflect a worker's light and make the crawl space easier to inspect later. Antimicrobial-treated liners add a layer of mildew resistance on the surface itself.
How thickness affects price
20-mil costs more per square foot than 12-mil, which costs more than 6-mil. For most homeowners, the extra cost over the life of the system is small compared to redoing a torn liner in a few years.
Match the liner to the conditions
If your crawl space stays dry and is rarely entered, a 12-mil system can serve well. If you have moisture issues, frequent service access, or you want the longest-lasting result, 20-mil reinforced is usually worth it.
