Ideal Crawl Space Humidity Levels for Middle Tennessee Homes
Most homeowners don't think about relative humidity until something starts to smell. In a sealed crawl space, humidity is the single most important number to keep an eye on.
The target range
For a sealed crawl space in Middle Tennessee, a relative humidity between 45% and 55% is the sweet spot. Below 40% is unnecessarily dry; above 60% gives mold what it needs to grow.
Why 60% is the line
Mold spores are everywhere, including in your house right now. They only grow when conditions allow it, and one of the conditions is sustained relative humidity above 60%. Stay below that, and mold doesn't have what it needs to colonize.
Why too dry isn't better
Drying the crawl space below 40% wastes energy and isn't necessary. The wood framing is comfortable in the 45–55% range. Aiming lower makes the dehumidifier run more without much benefit.

Common causes of high readings include a broken vapor barrier seal, a failed dehumidifier pump, a plumbing leak above, or a closed exterior vent that's been re-opened. Any of these are worth getting eyes on quickly.
