Foundation Vent Sealing

Open foundation vents made sense decades ago when the goal was to let crawl spaces 'breathe.' We now know that all those open vents do in Middle Tennessee is pull humid summer air directly into the crawl space, where it condenses on cool surfaces and feeds mold.

  • All foundation vents sealed and weatherproofed
  • Insulated vent covers when called for
  • Mechanical sealing — not just spray foam
  • Standalone service or part of full encapsulation

Why open vents are bad for Nashville homes

Open vents work in dry climates. In Middle Tennessee, with our long humid summers, they pull moisture-loaded outside air directly under your home. That air hits cool surfaces and condenses — driving the mold, mildew, and wood rot most unsealed crawl spaces eventually develop.

How we seal vents

We close each foundation vent with a sealed cover, mechanically fastened and weatherproofed at the perimeter. For homes with very high humidity loads we use insulated covers that also reduce winter heat loss through the crawl space.

Vent sealing as part of a full system

Vent sealing alone helps, but the maximum benefit comes when it's combined with a sealed vapor barrier and a properly sized dehumidifier. Together, that's a full encapsulation — the system Nashville homes actually need.

What about building code?

Modern code allows for sealed, conditioned crawl spaces in our climate. The 'vented crawl space required' standard reflects older practice that hasn't kept up with what we now know about humidity in mixed-humid climates like Middle Tennessee.

FAQ

Foundation Vent Sealing questions, answered

Won't my crawl space need to breathe?

It needs humidity control, not outside-air ventilation. A sealed crawl space with a dehumidifier stays drier and healthier than a vented crawl space pulling in humid Nashville summer air.

Can I just close my vents myself in summer?

Manual vent closure helps but isn't a real seal — air still moves through gaps around the vent frame. Mechanical sealing creates a proper, durable barrier.

What about combustion appliances in the crawl space?

If you have combustion appliances (gas furnace, gas water heater) in or near the crawl space, the install needs to account for combustion air and venting. We assess this during the free inspection and design the system accordingly.
